Nearly 60% of respondents shared that the pandemic is affecting their business, down from 70% last year. However, about 60% shared that Covid has made them busier than average. This is a huge leap from last year’s numbers of about 20%. Additionally, far fewer people report a slowdown in business now compared to before the pandemic. The rate is down to about 20% from 40% last year.
Much of the increased business is coming from residential and small office space, according to respondents. Retail and large-scale office buildings will likely still need time to recover. Some even believe it is unlikely they will ever be the same as they were pre-pandemic.

Exterior-Only Inspections
Since last year, the number of clients accepting exterior-only inspections has dropped to about 55%, down from its highest peak at 70%. This may be partially due to an increase in vaccinations. About half of US adults were fully vaccinated at the time of this survey. We expect to see these numbers continue to drop significantly as interior inspections become safer for inspectors and clients.

Specific Changes in Market Activity for COVID-19
The largest changes in our appraisal industry market survey that have occurred over the last year are the responses regarding specific market activities. While at this time last year many were seeing sales and leases being terminated or renegotiated, financing being withdrawn, and construction projects being put on hold, the great majority of responders reported a much better outlook this year.
From these numbers especially, it seems as if the question mark that was left over the industry a year ago is fading away. Real estate seems to be on the upturn once again.

The trend of markets moving back to normal continues through the residential and commercial value numbers. As few as 4% reported seeing drops in residential value due to the pandemic this month, down more than 10% since last year. Commercial saw an even larger leap, going from 55% reporting decreased values to only about 30%. While commercial still has much more recovering to do, the movement in the right direction feels promising.

When Does it Get Better?
While Covid may have changed some aspects of the market forever, things are clearly moving in the right direction. Many (nearly 50%) feel the market is fully recovered, even thriving. However, some feel that we are 15 months or more away from seeing a full recovery. This split in data may be due to industry and regional aspects, as some markets seem to be recovering much faster than others. It is clear from survey results that retail and lodging still have significant progress to make. Although residential, especially the apartment rental market, seems to have held its own through the pandemic, and is seeing quick recovery from any damage it suffered.

Appraisal Business
Market changes have been significant, but what about inside individual appraisal businesses? Although many seem to be reporting little change in appraisal assignment fees and turn times, most of those who are experiencing changes have noted that fees are higher and turn times are longer than they were six months ago. Additionally, a vast majority have made no changes to services offered, and those that have seem to be mostly expanding offerings. We asked appraisers to rank property types from least affected by COVID-19 to most affected (1 Least to 5 Most). It seems that office properties are the one where there remains a lot of uncertainty.
